Mortgage Recast Calculators is run by a small, independent editorial team that covers exactly one topic: mortgage recasting. We build the recast calculator, research servicer fees and minimums, and explain how recasting actually works, so that a homeowner with a lump sum can make the recast-or-not decision with real numbers instead of guesses.

We deliberately stay narrow. Recasting is a small corner of the mortgage world that most large finance sites cover with a single generic article. By focusing on it exclusively, we can keep lender policies current, document what servicers do and do not publish, and be honest when a figure cannot be verified.

Our independence

We are not a lender and not a broker. We do not sell mortgages, refinances, or any other financial product. We do not collect leads, we do not pass your information to lenders, and no company pays us to appear in our lender coverage. The calculator runs entirely in your browser: the numbers you type never reach our servers. You can read exactly what that means in our privacy policy.

Our verification standard

One rule governs everything on this site: every lender figure traces to a document the lender published, and we record the date we read it. That means a fee, a minimum, a processing time, or an exclusion list only appears here if we can point you at the page or PDF it came from. The sources are listed at the bottom of each page, not buried.

The documents we treat as primary:

  • Official servicer documents: published fee schedules, help-center pages, and servicing bulletins from the lenders themselves.
  • The Fannie Mae Servicing Guide and Freddie Mac Seller/Servicer Guide, which govern how servicers handle principal curtailments and re-amortization on conforming loans.
  • Consumer Financial Protection Bureau (CFPB) regulations and publications, including the important distinction between a voluntary recast and the different "recast" defined in Regulation Z.

And the rules we apply to them:

  • Not published means not published. When a servicer publishes no figure, we write "not published" and tell you to call and ask. We do not fill the gap with a number from another website.
  • Third-party figures are labeled as such. If a number comes from a guide rather than the servicer, we say whose number it is and that the servicer has not confirmed it.
  • Contradictions get shown, not resolved in your favor. Where a lender's page says two things, we quote both and say which we are relying on.
  • A dead source retires the claim. If a document we cited disappears, we either re-verify the wording against a live source or delete the claim. We do not leave a quotation behind a link that no longer works.
  • Every page carries a date. The "last updated" stamp on each page is the date the figures on it were last checked, not the date the file was edited.

How a page gets published

  1. We collect the servicer's own documents and pull the exact wording for each figure.
  2. We draft the page against that wording, keeping direct quotes for anything a borrower might plan around.
  3. Before publishing, every number, phone number, and eligibility rule on the page is re-checked line by line against its source, and the source URL is added to the page's source list.
  4. The calculator's arithmetic is checked separately against the formulas set out on our methodology page, including its rounding rules and the assumptions behind the refinance comparison.
  5. The page is dated with the month the figures were verified, and re-checked when a servicer changes a policy or a reader reports a change.

What we do not do

  • We do not give personal financial advice. Every figure on this site is an estimate for education and planning.
  • We do not list team member names or credentials we cannot stand behind, and we will not invent them to look bigger than we are. The trade-off is deliberate: we would rather show you the source document than a byline you cannot check.
  • We do not run ads or affiliate placements at launch. If that ever changes, this page and our privacy policy will say so first.

Corrections

Servicer policies change without notice, and we would rather be corrected than be wrong. If your servicer's recast fee, minimum, or eligibility rule has changed, or you spot an error anywhere on the site, tell us through the contact page. A link to the official document is the fastest route to a fix.

What happens next: we check the claim against the servicer's current published material. If we can confirm the change, we correct the figure everywhere it appears on the site, not only on the page you found it on, and we re-date the pages we touched. If we cannot confirm it, we say so on the page, usually by marking the figure as unverified and telling readers to call. If a correction changes the substance of what we told you, we note the change rather than editing it away silently.
